Overview

The Senior Service Manager (SSM) is responsible for maintaining the physical integrity of one or more communities, ensuring safe living environments for residents, visitors, and staff. This role involves anticipating and correcting problems related to property maintenance and implementing preventative measures to enhance resident satisfaction and preserve physical assets.

Responsibilities

  • Perform mechanical system repairs including plumbing, irrigation, HVAC, and electrical.
  • Conduct carpentry work including framing and finish.
  • Repair and replace locks and smoke alarms.
  • Repair and replace screens and broken windows.
  • Repair and replace appliances such as refrigerators, washers, dryers, and dishwashers.
  • Inspect and repair roofing and siding.
  • Manage HVAC repairs and filter changes, requiring HVAC certification.
  • Oversee pest extermination, requiring certification in Texas.
  • Repair and replace carpets and pads.
  • Efficiently manage subordinate employees and vendors.
  • Operate snow removal equipment and maintain it.
  • Maintain an organized and clean shop.
  • Ensure timely completion of resident service orders.
  • Complete maintenance work on vacant apartments within company standards.
  • Comply with OSHA regulations and applicable laws.
  • Order maintenance supplies in compliance with company policies.
  • Train and supervise newly-hired service personnel.
  • Maintain status boards for employees and vendors.
  • Create and maintain logs for preventative maintenance and other tasks.
  • Assist property manager and office staff in emergencies.
  • Consult with management on major repairs and improvements.
  • Attend meetings and seminars as requested.
  • Control monthly budget variance and monitor utility usage.
  • Schedule daily functions of service personnel.
  • Conduct performance reviews for service staff.
  • Assist in recruitment and employee motivation.
  • Approve vendor invoices and employee time sheets.
  • Address property liability concerns with management.
  • Solicit and review vendor contracts.
  • Prepare budgets for capital improvements.

Requirements

  • At least five years of experience in property maintenance or equivalent field.
  • Ability to lift 80-100 lbs regularly.
  • Valid driver's license and reliable transportation, preferably a pickup truck.
  • Availability for after-hours emergency situations.
  • Positive mental attitude and teamwork orientation.
  • Compliance with company policies and state/federal laws.
  • Knowledge and skill in safe use and maintenance of various tools and equipment.
  • Certification as a Certified Apartment Maintenance Technician (CAMT) is desired.
